Preventative Maintenance for Residential Equipment


For the spring season Down Mechanical will:
  • Inspect air filters. 
  • Inspect the blower assembly and wiring.
  • Inspect the evaporator coil if accessible.
  • Check the primary and secondary condensate drains if accessible.
  • Externally visually check accessible duct work for damage or loose connections.
  • Check the temperature drop of the evaporator coil.
  • Check the thermostat for proper operation.
  • Inspect the condensing coil for cleanliness.
  • Inspect the condenser fan motor for bearing wear.
  • Inspect the contactor and related wiring.
  • Inspect for obvious refrigerant leaks (condensing unit only).
  • Test operating refrigerant pressures and temperatures.
  • Check operating electrical voltage and amperage of compressor and condenser fan motor.
  • Check capacitor.
  • If any repairs are needed Down Mechanical will provide a detailed list of items in need of attention and what the additional costs will be.

For the fall season Down Mechanical will:
  • Inspect air filters.
  • Inspect the blower assembly and wiring.
  • Externally visually check accessible duct work for damage or loose connections.
  • Inspect the fuel gas piping from the service shut-off valve to the furnace.
  • Inspect the heat exchanger if accessible.
  • Inspect the accessible furnace flue piping.
  • Inspect the burners and igniter.
  • Test limit switches and safety devices for proper operation.
  • Check temperature rise of furnace per manufacturer recommendation.
  • Check thermostat for proper operation.
  • If any repairs are needed Down Mechanical will provide a detailed list of items in need of attention and what the additional costs will be.
